Hi, I'm Shane Stephenson
I work one-on-one with real estate agents in Southern California and handle the marketing side of their business.
Grow your real estate business without adding marketing to your to-do list.
Your past clients already know and trust you. I write the monthly emails, social posts and blogs that keep them hearing from you, in your own voice, so you're the agent they call first.
The problem
Your marketing doesn't have to be another full-time job.
Marketing isn't one task. It's a chain, and every link needs someone to own it:
When you're busy with listings, clients and follow-up, marketing is the first thing that gets pushed aside. I create the system behind it, so it doesn't.
The solution
One partner. One consistent marketing system.
It starts with your database. The email your past clients get each month is the center of it, and everything else builds on that.
Past-client emails
A hyperlocal email every month, written in your voice, so the people who already bought or sold with you remember who to call.
Database cleanup
Your contacts sorted and cleaned up, so the right people get the right emails and nothing bounces.
Social media
Posts that keep you visible between listings, built from the same local topics as your emails.
Blog posts
Each month's email turned into a post for your website, so your site stays current too.
Who to call
Every month you see who opened and clicked, so your follow-up calls go to the people most likely to pick up.
Experience
You're hiring experience, not experimentation.
You're not hiring someone to learn real estate marketing on your dime. I'm Shane Stephenson, a real estate marketing consultant based in Palmdale.
At Vyral Marketing I ran email campaigns for Realtor clients, and I saw how often a simple monthly email started real conversations with past clients. That stuck with me. Most agents already have a database full of people who would send them business. Those people just don't hear from their agent often enough to remember them.
Now I work with solo agents across Southern California who are too busy closing deals to market themselves. I write the monthly emails, social posts and blogs that keep your name in front of them, all in your voice.
Marketing Manager, Real Estate
- Managed marketing relationships with more than 45 Realtors simultaneously.
- Led a five-person team: two marketing coordinators, a video editor, a graphic designer and a copywriter.
- Helped agents build strategies around content, social media and video marketing.
- Provided ongoing strategy, communication and accountability.
What that means for you: I've worked with a lot of different Realtor personalities, markets and goals, and I know how to turn marketing into a repeatable system.
Digital Marketing Coordinator, Real Estate
- Supported campaigns, webinars and digital marketing initiatives.
- Developed and repurposed content for real estate investment audiences.
- Worked hands-on with CRM, automation and analytics tools.
What that means for you: My experience goes past social media into lead generation, email marketing, automation and the systems that hold a campaign together.
The process
You spend a few minutes approving. I handle the rest.
We planOne call to learn your market, your past clients and how you talk.
I writeEmails, posts and blogs drafted from what's happening in your area, not generic templates.
You approveNothing goes out until you've read it and it sounds like you.
I send and postEverything goes out on schedule every month, not whenever there's a free evening.
We improve itWe look at who replied and clicked, and adjust from there.
You stay focused on your clients. I stay focused on your marketing.

Here's what your past clients would get
I wrote this for Dana Reyes, a made-up Lancaster agent, using real home sales from September 2026. Yours would be about your area and written in your voice.
Hi [First name],
This one surprised me, and I've lived in the AV since 2009.
Last Thursday, two 3-bedroom, 2-bath homes on the west side of Lancaster closed on the same day. The one on Freer is 1,410 square feet and sold for $535,000. The one on 28th Street West is 2,467 square feet and sold for $533,000.
The smaller house got $2,000 more with about 1,000 fewer square feet.

I don't know the inside story on either one, but I've walked through enough houses out here to have a guess. Buyers in the Antelope Valley pay for things Zillow can't see: a lot big enough for an RV, a newer AC unit, solar that's paid off, a backyard with real shade. Granite countertops don't move the needle the way people think. An AC that works in August does.
I saw the same thing on Avenue M12, where a 2-bedroom, 1-bath home sold for $520,000. That works out to about $390 a square foot, the highest of any sale that week. I'd bet the lot had a lot to do with it.
That's why I don't trust online estimates for our area. They count square feet. Buyers here are counting other things.
If you've ever wondered what your home would really sell for, reply and tell me what you've done to it since you moved in. I'll give you an honest number based on what's actually selling near you.

Most agents already pay for marketing one way or another, either in money or in their own evenings. Here's what the common choices cost.
Questions
Before you book
What if my database is small?
Foundation and Engine work best with around 150 contacts or more. If your list is smaller or you're just starting one, Spark is built for that: it gets you seen and gives people a way to join your list. We'll look at where you are on the audit call and I'll tell you honestly which tier makes sense.
What's the difference between Spark and Foundation?
Spark builds. It gets you visible on social and collects new contacts through a free guide and sign-up form. Foundation works the contacts you already have, with cleanup and a hyperlocal email written for your area each month.
Do I need a CRM?
No. If your CRM can send email, I'll use it. If it can't, I'll set you up on a free email tool under your name.
Who sends the emails?
I schedule and send them under your name and email address. Replies go straight to your inbox, not mine.
Will it really sound like me?
We start with a call and a few emails or posts you've written before, and I build a voice guide from them. You approve every email before it goes out.
What happens on the free audit?
It's a 30-minute call. I look at your database, your recent emails and your social media, and show you the first things I'd fix. The notes are yours whether we work together or not.
